The arecanut and coffee are a working crop rather than landscaping. Walkways follow the planted rows and the mature trees were left in place.

A resort inside a working plantation
Most properties in this part of Hassan district begin by clearing the land. Here the opposite approach was taken: the arecanut palms, the shade-grown coffee beneath them and the existing paths were left in place, and the buildings were fitted around them.
Added to the plantation are a full-size swimming pool, a lawn large enough for cricket and volleyball, a dining hall under a terracotta roof and a floodlit open-air stage. The tiled roofs, pillared verandah and building proportions follow Malnad convention, so the structures sit inside the landscape rather than stand against it.
The tariff follows the same principle. Kayaking, the bonfire, the rain dance, every game on the property and three meals a day are all included in the per-person rate, so there is no separate list of charges to work through during a stay.
